Basement to Guest Suite
This Lawrence basement finishing project converted a raw, underused concrete space into a fully independent guest suite that adds significant living area and resale value to the home. The new space includes a private bedroom, full bathroom, cozy living area, kitchenette, and dedicated laundry — all code-compliant with proper egress, insulation, and climate control.
The Client's Goal
The homeowners wanted to create a comfortable, independent living space in their unfinished basement for aging parents who visit for extended stays. The space needed to feel like a real apartment, not a basement, with proper lighting, ventilation, and privacy.
The Challenge
The basement had exposed concrete walls, visible ductwork and pipes, no natural light, low ceiling height in some areas, and only a small hopper window. Bringing the space up to code for sleeping areas required egress windows, proper insulation, moisture barriers, and an independent HVAC zone.
Our Solution
We installed two large egress windows to bring in natural light and meet code requirements. The ceiling was dropped slightly with a soffit system to conceal ductwork while maximizing headroom. Full insulation, vapor barriers, and a dehumidification system addressed moisture. We built a bedroom with a closet, a full bathroom with a shower, a living area with built-in media shelving, a compact kitchenette with cabinetry and appliances, and a stackable laundry unit. Luxury vinyl plank flooring runs wall-to-wall for warmth and water resistance.
